Barnegat Capital is a real estate investment and development firm focused on opportunistic investments across industrial assets in New Jersey and Florida. The firm was built to act where local information matters more than scale. Barnegat was founded on the conviction that disciplined capital allocation, rigorous underwriting, and deep market expertise can unlock value in sectors and markets that others overlook.

The Team

Eric Deraney founded Barnegat Capital after a career spanning some of the most prominent institutions in real estate and finance. Most recently, he spent 7 years in US Real Estate at the Blackstone Group as a Principal, where he left to build Barnegat Capital. Eric began his career at J.P. Morgan, Eastdil Secured, and The Carlyle Group. He graduated from New York University with honors.

Porter Tarvin

Prior to joining Barnegat Capital, Porter Tarvin was a Partner at Tarvin Associates, a boutique real estate brokerage specializing in commercial properties across Northern New Jersey. Porter’s focus was in industrial and retail sales and leasing, where he represented both tenants and landlords. Porter is a native of Ridgewood, NJ, where his family has worked in real estate brokerage and development for three generations.
