Barnegat Capital is a New York-based real estate investment and development firm focused on opportunistic investments across industrial and residential assets. The firm was founded on the conviction that disciplined capital allocation, rigorous underwriting, and deep market expertise can unlock value in sectors and markets that others overlook.

Barnegat's pipeline is focused on industrial warehouses in Florida and New Jersey. Barnegat's industrial investments are driven by close knowledge of local submarkets, tenant relationships, and downside protection via basis below replacement cost.

The Team

Eric Deraney founded Barnegat Capital after a career spanning some of the most prominent institutions in real estate and finance. Most recently, he spent 7 years in US Real Estate at the Blackstone Group as a Principal, where he left to build Barnegat Capital. Eric began his career at J.P. Morgan, Eastdil Secured, and The Carlyle Group. He graduated from New York University with honors.

Porter Tarvin

Prior to joining Barnegat Capital, Porter Tarvin was a partner at Tarvin Associates, a boutique commercial real estate brokerage specializing in commercial real estate within the Bergen County area. His focus was on industrial real estate across northern New Jersey and the surrounding Passaic County, where he represented both tenants and landlords.
